SMSF property rules to know
⚠️The property must pass the sole purpose test. It must be held solely to provide retirement benefits to fund members.
🚫No fund member or related party can live in or rent the property. This applies to residential property only.
🏢Commercial property can be leased to a related party business at market rates, making it a popular SMSF strategy.
🔒The loan must be a Limited Recourse Borrowing Arrangement (LRBA). The property is held in a separate bare trust until the loan is repaid.
🚧No major renovations or improvements while the LRBA is in place. Repairs and maintenance are permitted.
💰Your SMSF must have sufficient liquidity to cover loan repayments, property expenses and member benefits even if the property is vacant.
SMSF loans are complex. We make them simple.

What Should You Do With Your SMSF Loan Estimate?
Check the liquidity picture before anything else: your fund needs to cover the deposit, purchase costs, and ongoing repayments while still holding a cash buffer, because most SMSF lenders cap residential lending at 70% LVR, which means a $650,000 purchase needs at least $195,000 of deposit plus costs from the fund. If the calculator shows a cash shortfall, the answer is usually a lower price point or building the balance with contributions first, not stretching the structure.
SMSF lending is a specialist corner of the market with only a short list of active lenders, and their policies move often. Start with my guide to SMSF property loans, browse the SMSF hub for the rules that trip trustees up, and if you are buying in Sydney, the SMSF loans Sydney page covers local pricing. Everything above is an estimate only and subject to lender assessment; your accountant or financial adviser should confirm the strategy fits your fund before you commit.
How this calculator works
The calculator applies a maximum LVR of 70% for residential property or 65% for commercial, then sizes the deposit and loan from your purchase price and available cash. Repayments use the standard principal and interest amortisation formula at the rate and term you select, and purchase costs combine an NSW investor stamp duty estimate with typical legal, LRBA trust setup, application, and inspection fees. Gross yield is annual rent divided by price, and cash flow is monthly rent minus the loan repayment, before property expenses. These are estimates only; every SMSF lender applies its own LVR caps, liquidity tests, and rates, and your actual figures will differ.
When Did You Last Review Your Home Loan Rate?
If the answer is more than two years ago, there is a fair chance you are paying the loyalty tax. As a guide, a 0.50% rate cut on a $600,000 loan saves about $181 a month. John checks your exact numbers for free, and if staying put is the right call, he will say so.
SMSF calculator FAQ
How accurate is this SMSF loan estimate?
It reflects typical SMSF lending settings: a 70% LVR cap for residential property, higher rates than standard home loans, and NSW investor stamp duty. Only a small number of lenders write SMSF loans, and each applies its own LVR cap, minimum fund balance, and liquidity test, so treat the result as a planning estimate rather than an approval. The structure must also satisfy the LRBA rules before any lender will fund it.
Does using this calculator affect my credit score?
No. The calculator runs entirely in your browser, nothing is sent to a lender, and no credit check occurs for you or your fund. A credit enquiry only happens if the fund later lodges a formal loan application, and I confirm the likely outcome against lender policy before any application is made.
What deposit does an SMSF need to buy property?
Most lenders cap SMSF residential loans at around 70% LVR, so the fund typically needs a 30% deposit plus purchase costs, which include stamp duty, legal fees, and LRBA bare trust setup. Many lenders also require the fund to retain a liquidity buffer, often around 10% of the property value, after settlement. Commercial property is usually capped near 65% LVR, so the cash requirement is higher again.
How much does it cost to refinance?
Typical switching costs run from about $700 to $1,200, covering discharge fees, government registration and a new application. On a $600,000 loan, a 0.50% rate cut saves about $181 a month, so most Sydney refinances recover their costs within three to nine months.
Is it worth refinancing for a 0.25% rate cut?
Often, yes, on larger balances. A 0.25% cut on a $600,000 loan saves about $91 a month, roughly $1,095 a year, which typically repays switching costs inside a year. Below that, the case depends on your balance, remaining term and fees; John runs the break-even numbers for you for free.
How long does refinancing take?
Most refinances settle within two to four weeks from application. Fast-track digital discharges can be quicker; a slow discharging lender is the most common delay. John manages the whole process, including chasing your current bank.
