Our Calculators, Common Questions

Which calculator should I start with?
Start with the borrowing power calculator if you are buying, it shows roughly how much you could borrow based on your income and commitments. If you are refinancing, start with the refinance savings calculator to see what a lower rate could save you. From there, the repayment calculator lets you test different loan sizes and terms.
How accurate are the calculator results?
They are estimates only, not a credit approval. Each lender assesses income, expenses and credit history differently, so your actual borrowing capacity and repayments are subject to lender assessment. For precise figures, book a free consultation and we will run your exact scenario.
Do the calculators store my data?
No. All calculations run in your browser and nothing you type is saved or sent to us. You can use every calculator anonymously as many times as you like.
What is the difference between the borrowing power and repayment calculators?
The borrowing power calculator estimates how much a lender might let you borrow based on your income, expenses and debts. The repayment calculator works the other way, you enter a loan amount, rate and term and it shows the repayment. Used together, they help you set a realistic property budget.
How much does it cost to refinance?

Typical switching costs run from about $700 to $1,200, covering discharge fees, government registration and a new application. On a $600,000 loan, a 0.50% rate cut saves about $181 a month, so most Sydney refinances recover their costs within three to nine months.

Is it worth refinancing for a 0.25% rate cut?

Often, yes, on larger balances. A 0.25% cut on a $600,000 loan saves about $91 a month, roughly $1,095 a year, which typically repays switching costs inside a year. Below that, the case depends on your balance, remaining term and fees; John runs the break-even numbers for you for free.

How long does refinancing take?

Most refinances settle within two to four weeks from application. Fast-track digital discharges can be quicker; a slow discharging lender is the most common delay. John manages the whole process, including chasing your current bank.
