About John Pierre Saliba

John Pierre Saliba is a Sydney-based mortgage broker and founder of Lend & Loan, operating under Australian Credit Licence 511092. With over 10 years of experience in mortgage broking and financial services, John has helped hundreds of clients across Sydney and NSW find the right home loan, investment loan, SMSF product or specialist finance solution.

John's approach to broking

My job is straightforward: find the loan that's genuinely best for your situation, not the one that pays me the most, and not the one that's easiest to arrange. The Best Interests Duty means I'm legally required to put your interests first. That aligns perfectly with how I want to work anyway. The best outcome for you is a satisfied client who refers family and friends. That's the only model that makes sense.

About Lend & Loan

Lend & Loan is a mortgage broking firm based in Barangaroo, Sydney. We operate under two brands: lendloan.com.au for home and investment lending, and overdraftme.com.au for business overdrafts and working capital solutions. Both brands are backed by the same accreditation, lender panel and professional standards.

Our address: Level 35, 100 Barangaroo Avenue, Barangaroo NSW 2000. Phone: 02 8046 3933. Email: info@lendloan.com.au.

The Best Interests Duty

Since 2021, mortgage brokers in Australia have been legally required to act in the best interests of their clients. Under the Best Interests Duty and the Conflict Priority Rule, where any conflict exists between a broker's interests and a client's interests, the client's interests must prevail. This legal obligation underpins everything we do, and aligns with how we would operate regardless.

Should You Refinance Instead?

Whatever brought you to this page, it is worth knowing what your current loan should cost today. Lenders reserve their sharpest rates for new customers, so long-term borrowers quietly pay a loyalty premium. Working With John, Common Questions

Does it cost anything to use Lend and Loan as a broker?
No, our service is free to you as the borrower. The lender pays us a commission at settlement, so you pay nothing out of pocket for the broking service. The rate and fees on your loan are the same as, and often better than, going to the lender directly.
How quickly does John respond to new enquiries?
John aims to respond the same business day where possible. If your matter is time sensitive, such as an auction coming up, call 02 8046 3933 and mention the deadline so it can be prioritised.
Which areas does Lend and Loan serve?
We are based in Sydney and work with clients across NSW and the rest of Australia. Most meetings happen by phone or video, and you can also meet John in person at the office at Level 35, 100 Barangaroo Avenue, Sydney.
What accreditations and licences does John hold?
John is an MFAA accredited mortgage broker and Lend and Loan operates under Australian Credit Licence 511092. Best Interests Duty applies, which means every recommendation must be in your best interests, not the lender's.
How long does refinancing take?

Most refinances settle within two to four weeks from application. Fast-track digital discharges can be quicker; a slow discharging lender is the most common delay. John manages the whole process, including chasing your current bank.

Can I refinance with the same bank?

You can ask your bank to reprice your rate, and it is a sensible first step. The catch is the bank only needs to beat your current rate, not the market. A broker gets you both: we request a reprice and compare it against 50+ lenders, so you keep the stronger offer.

Is it worth refinancing for a 0.25% rate cut?

Often, yes, on larger balances. A 0.25% cut on a $600,000 loan saves about $91 a month, roughly $1,095 a year, which typically repays switching costs inside a year. Below that, the case depends on your balance, remaining term and fees; John runs the break-even numbers for you for free.
