Judge the deal on the stress-tested cashflow, not the headline yield: if the property only works at today's rate, it does not work. As a quick rule, on an interest-only loan a 0.25% rate change moves repayments by roughly $21 a month per $100,000 borrowed, so a $700,000 loan swings about $145 a month for every quarter percent. I want to see the numbers still breathing at 1% to 2% above your starting rate before you sign a contract.
The loan structure matters as much as the property. Interest-only terms, offset accounts, and how the loan is split against your home all change the after-tax result, which is why I set structure before lender. Start with my guide to investment property loans, go deeper on the numbers with cashflow analysis, and if repayment flexibility is the priority, read about interest-only investment loans. All figures above are estimates only and subject to lender assessment; your accountant should confirm the tax position.
The analyser combines your purchase inputs with suburb sample data and current state stamp duty brackets to estimate upfront costs, then builds an annual cashflow from rent minus loan interest, management fees, insurance, rates, and maintenance. The negative gearing benefit applies your marginal tax rate to any rental loss, and the stress test re-runs repayments at higher rates using the standard amortisation formula. All outputs are general estimates only, not tax or credit advice; lenders assess investment loans on their own rates, policies, and your full financial position, and rents, costs, and values vary by property.

John reviews your rate against 50+ lenders for free and tells you plainly whether a refinance beats your current deal.
Yes, and investors often gain the most: rates drift widest on investment and interest-only loans, and a refinance can release equity for the next purchase at the same time. John restructured multiple investor portfolios in 2026, including a four-property refinance releasing $1M per property.
Yes, if you have enough equity. A cash-out refinance increases your loan against your property's current value and releases the difference for renovations, investment or debt consolidation, subject to lender assessment. John settled multiple seven-figure cash-out refinances across Sydney in 2026.
