Do Tech Workers Get an LMI Waiver in Australia in 2026?
Generally no. The classic profession-based LMI waivers that benefit lawyers and accountants rarely extend to software engineers, data scientists or product managers, regardless of income. That is the honest starting point, and it changes the strategy.
For tech borrowers the game is income presentation, not membership of a professional body. The wins come from choosing a lender that counts your RSUs or annualises your day rate generously, using 95% LVR products or reduced-LMI offers available from a number of lenders, and structuring the purchase so LMI, where payable, is minimised or capitalised, all subject to lender assessment.
| Key fact | Where it typically lands |
|---|---|
| Max LVR options | Up to 95% with LMI; 80% to avoid LMI; reduced-LMI deals with some lenders |
| Who this suits | Salaried tech staff, day-rate contractors, startup employees, remote workers |
| Income lenders accept | Salary in full; vested RSUs with history (some lenders); annualised day rates |
| Income usually excluded | Unvested grants, unlisted startup equity, one-off sign-on payments |
| Documents | Payslips, employment or contracting agreement, vesting statements, bank statements |
| Typical timeline | 2-4 weeks to formal approval, lender dependent |
How Do Lenders Treat RSUs and ESOPs in Australia in 2026?
Lenders split sharply here. Some will count income from vested restricted stock units where you can show one to two years of vesting history from a listed employer, usually shaded to a portion of the average annual value. Many others give RSUs no servicing value at all, and almost none count unvested grants.
Listed-company equity is easier to evidence than startup options: vesting statements, share registry records and a market price make the income verifiable. Employee share option plans in private companies generally only help once options are exercised and sold, at which point the proceeds strengthen your deposit rather than your income. If a third of your package is equity, the difference between an RSU-friendly lender and the rest can be the difference between buying now and waiting a year.
How Do Lenders Assess Day-Rate Contractors in 2026?
Most lenders convert your day rate to an annual salary using 46 to 48 working weeks rather than 52, allowing for leave and bench time between contracts, then assess you like a PAYG employee. Length of contracting history, renewals with the same client and a consistent field all help.
Two wrinkles matter. First, gaps: a long break between contracts in the last 12 months invites questions, so be ready to explain it. Second, structure: if you contract through your own ABN or company for an extended period, some lenders will assess you as self-employed, which brings tax returns and financials into scope. Our self-employed home loans guide covers that path in detail.
What Deposit Does a Tech Professional Need in Sydney in 2026?
At 20% you avoid LMI entirely; at 10% or even 5% you can still buy, with LMI payable or reduced depending on the lender. Here is a realistic contractor scenario.
- Role: senior engineer contracting at $950/day through a payroll agency
- Common annualisation (46 weeks): $950 x 5 days x 46 weeks = $218,500 assessable income
- A more conservative lender (44 weeks): $950 x 5 x 44 = $209,000, a $9,500 difference from policy alone
- Purchase price: $1,300,000 (Sydney unit)
- Deposit at 20%: $260,000, no LMI payable
- Deposit at 10%: $130,000, with LMI payable on the $1,170,000 loan, often able to be capitalised into the loan
Figures are illustrative only, not a quote or an indication of approval. Estimate the premium for your own numbers with the LMI calculator and test scenarios in the borrowing power calculator.
Since the tech layoff cycles, I prepare every tech application expecting the assessor to probe employment stability. A borrower who was retrenched, took eight weeks off and restarted on a higher day rate is a perfectly good risk, but only if the file says so before the assessor asks. I front-load the explanation, the new contract and the payment history, and approvals go through cleanly.
Can You Get a Home Loan During Probation or After Changing Jobs in 2026?
Usually yes. Job mobility is normal in tech and a number of lenders accept borrowers on probation where the industry and income are continuous, relying on your signed contract and first payslips, subject to assessment. Frequent moves are not fatal; what assessors want is a coherent story of rising or stable income in the same field.
Remote workers paid by overseas companies are the trickier cohort: foreign-currency income or an employer with no Australian payroll entity narrows the lender list and often attracts shading. It is workable, but it is precisely the situation where you want the lender shortlisted before any application is lodged.
Why Use a Broker for a Tech Income Home Loan in 2026?
Because the policy spread on RSUs, day rates and probation is wider in tech than in almost any other profession, and none of it is printed on comparison sites. We compare 50+ lenders, we know which credit teams actually count equity income, and Best Interests Duty binds us to recommend what suits you. The service is free; lenders pay us after settlement. If your income is higher and simpler, our senior executives page may fit better, and the professional LMI waiver guide shows what waiver-eligible professions get by comparison.
